How does it work?

Each partner of this group will contribute in the amount they consider appropriate, with a minimum of investment. These funds are going to be visible for each partner and will stay in an account of the Corporation to be used to buy houses in any part of California, that may appear ugly but has a great foundation and structure. We repair these houses and either rent them or sell them gaining a profit.

Not every partner needs to be actively participating in the purchase, remodeling and renting/selling process for the houses or businesses they decide to invest in, but any contribution in time and effort is always well received. We count with a skilled group of individuals with great experience in Real Estate and construction, to carry on all the work with the highest quality and responsibility.

Many of our partners are contractors, so rest assure we have a competent team to work on these properties and get the best of them. If you are a contractor and want to also be a partner, there could be even more profit for you.

The Real Estate market, as many others, will always be in constant fluctuation, but within that variations, there is a constant, it always bounces back, and historical movements have proven this. How do we select houses?

Essentially, we look for houses we can get a profit from, that might look ugly but has great foundations and structure, that can be potentially remodeled without a huge investment to increase its value for square foot and then sell it or rent it, according to whatever the case. The common criteria we use to pre-select a house are:

  • 3 bedrooms.
  • 2 bathrooms.
  • Medium size.
  • Open listing terms: cash, cash to new loan, FHA 203K, etc.
  • How much can be rented for, according to prices in the area for similar properties.
  • Normally, the construction for square foot costs around $180, so we try to find properties with a sqft. Value lower than this, so we can invest money on remodeling and still get a profit.
  • We look for properties that are valued for more than the sum of its construction and location.
  • Houses sold at discount since they need repairs to qualify for financing under government underwriting.
  • We evaluate areas to determine how will be the behavior in the future for selling and renting properties in that part of the city.

What about the process for each partner to invest?

The process is quite simple:

  1. We select a group of houses we see as potential earnings in California.
  2. Each month we’ll set up a meeting for all partners where we will decide on which properties to invest.
  3. Each partner will decide on which house put their money, this means that maybe 4 partners will invest on the same property, but not all of the partners. There is diversity and many options to invest for everyone, so all partners have the opportunity to evaluate and decide where to put their money and get profits.
  4. We’ll purchase the properties previously selected for all partners or start applying for loans if needed.
  5. We work on the remodeling and repairs.
  6. In a period of time between 30-90 days, we sell the property, or we start renting it.

 How the profits will be distributed?

It is important to have in mind that this is a Corporation, a business relationship and will have a contract in order to establish a transparent way for all partners to perform the business.

The profits will be distributed according to the percentage of the contribution made from each partner on the properties selected, after covering loans, costs of repairs and any other expenses.

As in every business, earnings are not guaranteed, there is a certain level of risk in every investment, since there are outside factors that cannot be controlled by partners or any company. However, what we can guarantee is that our maximum effort is always going to be on the table in order to obtain the highest profit for each and every one of our partners.
